Falcon Point Real Estate Market Report
In 2016 Falcon Point Estates had 50 homes listed on the market, 12 of which are still active or pending.
Out of the 38 that sold, 20 sold in less than 30 days, 6 sold in 31-60 days, 6 in 61-90 days, 4 took 91-120 days and 2 took 121-150 days.
29 of the homes were in the 300,000-$399,999 sales price range with the average sales price (SP) er sq ft being $106.61; the majority of sales occurred in March, April, August and December (surprisingly December).
Most homes sold 0-7% below their list price with the average being sold at 3% below their list price.
A months of inventory report shows Falcon Point Estates at 2.9; Months of Inventory estimates the number of months it will take to deplete current active inventory based on the prior 12 months sales activity. This indicates that it is a seller’s market in Falcon Point Estates.
